13,000 SF Renovated Warehouse Located in Historic Pittsburgh!

917 Brighton Road
Pittsburgh, Pennsylvania 15233

A totally renovated warehouse built in the 1800’s. Located in the oldest historic section of Pittsburgh known as Allegheny West, formerly known as Allegheny City, has withstood the test of time. The neighborhood is an established historic area depicting homes from the Victorian era. Red brick sidewalks and gas lanterns now encompass the entire area.

This home is adjacent to the former Kaufmanns’ Estate, the owners of Kaufmanns department stores which were purchased by Macy’s. It’s also located across the street from the oldest park and lake in Pittsburgh, Lake Elizabeth. The views from the second floor outdoor deck are absolutely beautiful.

It’s just a short walk to PNC Park, home of the Pittsburgh Pirates, and Heinz Field where the World Champion Pittsburgh Steelers play. Located just down Western Avenue are the Riverfront Casino, Carnegie Science Center, and the Northshore Connector (subway). You can jump on the subway and ride to the Downtown area to see a musical by the Pittsburgh CLO, a concert by the Pittsburgh Symphony, or a hockey game at the new CNG Arena.

This residence is comprised of 13,000 square feet (6,500 square feet per level). The first floor consists of a family/media room, pool table, big screen television, and surround sound all in place for your enjoyment. A double-faced fireplace makes those cold winter nights cozy.

Because the owner is a car collector and race car driver, the showroom has finished black and white tile floor, drywall walls, and a full bath. A seating area is where the guys can hang out and watch the sports channel. In the rear of the first floor is the garage with room to park four cars, two storage areas, plus an elevator. The elevator is large enough to drive a small car onto. Finished with hardwood floor, aluminum check plate side walls and accent lighting, it provides a smooth ride between floors. There is also a first floor laundry area.

The second floor is breathtaking! In 2002 the Pittsburgh Post-Gazette published a full page article on the uniqueness of this home. A window wall of glass, 65 feet long floor to ceiling, permits you to view the park. Stained and leaded glass hang on the interior of the wall of glass that act like a light diffuser, splashing the interior with a rainbow of color.

The kitchen has stainless steel appliances and ample wood cabinets with enough storage to satisfy any homemaker, and ceramic tile floors that encompass the kitchen area. There is ample space to eat at the counter, at the kitchen table, or open the double door to the outdoor deck eating area. The kitchen has a pass through under the cabinets to the dining room, hardwood floors, custom chandelier, and leaded glass to add to the detail of the room.

The great room has a combination of hardwood floors and carpet. The centerpiece of the room is the imported Italian marble fireplace. The room is bordered by wrought iron custom railing, and the stairs are surrounded by this art deco detailed railing as is the elevated dining area. Custom down lights with multiple switching enables you to set the mood. There are skylights in the great room area that not only let natural light shine into the room, but are lighted from the exterior to add to the late evening ambiance. The columns in the house are encased with custom hardwood, and every door in the house (30 total) is custom wood and glass reflecting the detail of the rod iron all from the art deco era.

Down the hallway are the bedrooms, laundry room and powder room. The powder room is done in all black Kohler fixtures with an Italian marble floor. The girl’s bedroom has a huge walk-in closet, and a private bathroom with two sinks. The boy’s bedroom has two huge closets plus a private bathroom. Both bedrooms have a truss ceiling with exposed ductwork.

The master bedroom has a custom-made bed frame. The bed is flanked by four columns matching the columns throughout the house. A red brick fireplace adds a certain charm to the room. The master bathroom is huge with Kohler sinks and fixtures, a two head shower for two people enclosed by glass block, and an elevated Jacuzzi tub for two. A sky light fills the room with natural light. Directly off the master bathroom and connected to the master bedroom are his and hers dressing storage closet areas. A built in cedar closet with a wall of built in closets for her and several built in mirrored closets for him.

The laundry room houses a state of the art, 98% efficient boiler system. These compact boilers provide the radiant heart for the second floor along with the domestic hot water. You’ll never run out of hot water due to the 100-gallon stainless steel storage tank.

When you go outside you can sit in the tiled deck area with custom rod iron and canvas awning overhead. The entire property is fenced in with automatic entry gates, security camera, and custom, in driveway, low voltage lights. The gardens are spectacular and are fed by an automatic sprinkler system.

This home is wonderful for entertaining and is for those who only want the best!

Unique design features

Not only does the second floor have radiant heat, there are also three climate controlled HVAC systems. You have back up, humidified forced heat and air conditioning. The bedrooms have separate zones along with the great room, kitchen, and the dining area. The first floor has its own HVAC system and is zoned separately. Also, the garage has a separate heater so you can get into a warm car in the winter.

The house has hardwired smoke detectors, heat detectors, and motion detectors. The exterior gates can be automatically operated inside and any visitor can be viewed on the monitor while you talk to the individual on the phone.

Multiple security panels (3 total) are strategically located throughout the house. The system automatically dials the police/fire in the event of a problem.

The exterior of the house was completely pointed and sealed. All windows are ten years old and were custom made.
The roof is a built-up roof and was new ten years ago and is in excellent condition.

The HVAC systems are all programmable commercial units.
The entire house is wired with CAT-5 wiring.
The owner is an engineer and personally designed the HVAC and electrical system. The heating bills are only $500/month on the budget and the electrical bills average $250/month.

The house has a ground capacitor (saves a ton electrically), and the showroom is also wired for 220V.
